Line 91 - Chicago Title, Stephanie Fife, 602-553-4806. Buyer can purchase title insurance through anyone they want but the seller needs to utilize a title company that is responsive, trained and diligent in short sales.

Line 260 - Home warranties. Sometimes a lender will allow this cost and sometimes not. Please counsel your buyers accordingly. If your buyer requests the home warranty please specify in contract "If lender refuses to cover the home warranty expense, then buyer chooses to pay this expense at COE".

HOA Addendum - Transfer fees and other fees to be checked buyer. Certain HOA's are requiring upfront payments of transfer fees before they will release required disclosures to Title. We ask that the buyer prepare to pay this fee, if required, from their earnest money after the inspection period. Please counsel your buyer accordingly.
